Booking Terms & Conditions

Reserve with Deposit

You will be charged a prepayment of 50% of the total price after reservation.

100% of the total amount will be charged 7 days prior to arrival.

Cancellation

You will be charged 50% of the total price if you cancel your booking.

If you cancel less than 7 days in advance or decide to leave early after check-in, you will be charged the total price of the reservation.

No free cancellation is allowed for this rate.

Check-in

Special check-in instructions: Guests are required to show photo identification upon check-in.

Please note that all Special Requests are subject to availability and additional charges may apply.

Pets

Pets are not allowed.

Minimum Age

There is a minimum age for renting. Unless approved in writing in advance, we cannot rent to vacationing students or singles under 18 years of age unless accompanied by two (2) or more adult guardians or parents.

No Parties

This property will not accommodate hen, stag, or similar parties.

Guests should comply with social and ethical rules, avoid causing disturbances, and not engage in prohibited activities.

No parties are allowed without the owner’s permission. Guests must respect the peace of their neighbors at all times.

No outdoor, or loud indoor music is permitted from 14:30 to 17:30 and from 23:00 to 07:00 (Quiet hours: Siesta time and Night time).

In the interests of safety, due care should be taken at the Property at all times, especially with children.

Additional Costs

The cost of electricity, mains water, cleaning, garden supplies, and local taxes are included in rental rates.

There are no additional costs, surcharges, taxes, staff salaries, or management fees above the price quoted.

Gratuities for household staff are encouraged and normal but are left entirely to the Guest’s discretion.

Damage or Losses

Please treat the Property accordingly and leave it in good order and clean condition.

Any damage or losses caused during the Rental Period, as well as any special cleaning requirements, will be the Guest’s responsibility and may be charged to the Guest’s account and deducted from the Guest’s security deposit.

In cases of excessive or unacceptable loss or damage, the Owner or Owner’s Representative may require the Guest and their party to vacate the Property immediately, without compensation or refund.

Access

The Property and its facilities are available for the Guest’s full enjoyment during the Rental Period.

The Owner, Owner’s Representative, or other staff and contractors may need access to the Property for maintenance purposes or additional services requested by the Guest. The Guest must give them reasonable access to the Property for these purposes.

Number of Guests

The number of persons (adults and children) staying at the Property must not exceed the maximum number of sleeping places indicated in the booking confirmation unless specifically authorized in writing.

Exceeding this number may invalidate any insurance policy on the Property. Entry or access may be refused or limited where the number of guests exceeds the stated requirement.

Use of Property

All bookings are for normal holiday purposes only unless otherwise confirmed in writing.

If the Guest plans to hold an event or use the Property for a purpose other than a holiday, special approval or arrangements may be required. A surcharge and/or additional security deposit may be required, agreed upon, and confirmed in writing prior to confirming the reservation.

Subletting

You shall not sublet the property or any part of the property or assign your rights or obligations under this agreement.

Private Chefs and Catering Providers

The Owner and the Owner’s Representatives only allow approved third-party catering suppliers, including babysitting services, fitness instructors, beauty specialists, DJs, musicians, and other entertainment services.

If the Guest would like a private chef, the Owner’s Representatives can help arrange one.

Any damage caused by a chef or caterers contracted by the Guest is the Guest’s responsibility.

Under no circumstances may a third-party contractor be given keys or property access; this will result in liability under the Greek Civil Code.

Conduct and Due Care

The Property is located in a quiet residential neighborhood. Guests must respect this and ensure appropriate behavior.

Illegal or immoral activities, including gambling, prostitution, prohibited drugs, possession or use of pyrotechnics or dangerous goods, and possession or use of firearms and other weapons, are strictly prohibited.

Smoking is generally prohibited unless stated otherwise in the booking confirmation.

Video Surveillance

Exterior monitored by four cameras (Front electrical gate, parking, back yard & garden). No cameras indoors and private spaces!

The Pool

Electrical devices are forbidden close to the pool area due to the risk of electric shock.

Children should not be at the pool unaccompanied and without adult supervision, as the services do not provide a lifeguard.

Valuables and Security

Any valuables or property left or used at the Property are at the Guest’s own risk.

The Guest is responsible for the Property during the Rental Period and must ensure all windows and doors are locked securely when not on the premises.

Any act or omission by the Guest or visitors that may negate or prejudice the Property’s insurance policy and/or results in loss or damage is the Guest’s responsibility.

Safety Deposit Boxes

Safety deposit boxes are installed in all rooms. It is strongly recommended to store valuable items in these boxes.

Any valuables left at the property are the guest’s sole responsibility, and neither the Owner, Owner’s Representatives, nor the staff can be held responsible for any loss or damage.

Complaints

Every attempt will be made for the Guest to have an enjoyable stay. If the Guest has a problem during the Rental Period, please inform the Owner or Owner’s Representative immediately.

If no complaint is reported during the Rental Period, the Owner will assume the Property was satisfactory, and no complaint will be entertained afterward.

Provisions

Self-catering accommodations require the Guest to supply all provisions and consumables necessary for daily living.

The staff at the Property may accommodate reasonable requests to purchase provisions on the Guest’s behalf, charged to the Guest’s account.

Force Majeure

The Owner or the Owner’s Representatives may not be held liable for refunding or indemnification if the booking is not possible for reasons outside their control, including fires, extreme climate conditions, labor disputes, or other force majeure events.

Personal Data Protection

This agreement is governed by the Greek Data Protection laws and regulations along with the General Data Protection Regulation (GDPR).

You expressly authorize the Owner to provide your personal data to the respective national data protection authorities for compliance with applicable laws and regulations.

Governing Law

This agreement is governed by the laws of Greece and the Greek Jurisdiction System.

In the event of controversy arising from the booking and Property rental that cannot be resolved amicably, both parties agree to refer the matter to the Greek Courts exclusively.

Modifications to Terms

The Owner reserves the right to modify these terms and conditions at any time. Any such modifications will be effective immediately upon posting on the website or other form of notification. It is the Guest’s responsibility to review these terms and conditions regularly to ensure they are aware of any changes.

Liability

The Owner and the Owner’s Representatives will not be liable for any direct or indirect damages arising from the use of the Property, including without limitation damages, losses, or injuries resulting from accidents, illness, loss of personal belongings, or criminal activity.

The Guest acknowledges that use of amenities such as the swimming pool, fitness center, and other facilities may be potentially hazardous, and use of these amenities is at the Guest’s own risk.

Insurance

The Guest is advised to obtain comprehensive travel insurance, including coverage for personal belongings, personal liability, and health insurance for the duration of the stay.

The Owner’s insurance policy does not cover personal accidents or injuries sustained by guests or their visitors.

The Guest agrees that these terms and conditions have been read, understood, accepted, and agreed to without reservation and without exception.
